Turning public records into research sites people find

Miami Condo HQ and LA Condo HQ are condo research sites that Eltherion, LLC designs, builds and operates. We took raw state and county files, turned them into 10,712 searchable condo records and open datasets, and built the publishing and release system around them. Because the sites are ours, every number on this page can be checked.

What we built

01

Two public-records registers

A searchable register of every South Florida condominium association with 20 or more units (Miami-Dade, Broward and Palm Beach), built from Florida DBPR condominium extracts, and a register of LA County condo buildings with 20 or more units from the County Assessor's 2026 parcel roll. Each record gets its own page with unit counts, recorded dates or year built, and bedroom mix.

02

Open data with permanent citations

Both registers download as CSV files with Dataset structured data, and dated snapshots are archived on Zenodo with DOIs, so reporters and researchers can cite a fixed version.

03

Data reports built from the register

The South Florida condo age report computes, by county and city, how much of the condo stock was recorded more than 30 years ago, the age at which Florida's milestone inspection law starts to apply, straight from the same records.

04

A publishing and release pipeline with gates

Daily research publishing, type checks and a test suite of more than 1,800 tests before every release, then automated smoke and indexability checks against the live site after each deploy. Search Console and Bing data feed a twice-weekly improvement loop.

What it shows about how we work

  • Messy source data becomes a product: cleaned, matched to real places and given a page people can find.
  • Every number traces back to a public source, so the sites stay accurate as they grow.
  • Releases are gated by tests and live checks, so daily changes don't break what already ranks.
  • Search data drives the roadmap: what people search for decides what we build next.
